Summary
Overall satisfaction
- The majority of tenants are satisfied with the service provided by their landlord (84%). This has remained fairly consistent with the 2023 TSM survey. Those not ‘very satisfied’ mostly suggested improvements to maintenance and repairs.
Repairs
- Around two thirds have had a repair carried out in the last 12 months (65%)
- The majority of those are satisfied with the overall repairs service and the time taken to complete repairs (87% each)
- Around half like that repairs are completed quickly and appreciate their experience of the first contact by phone to report a repair and make an appointment. Just under a fifth suggest improving the quality of repairs.
Your property
- The majority of tenants are satisfied that their landlord provides a home that is well maintained (84%), whilst 8% are dissatisfied. Those who are satisfied feel their property is in a good condition, whilst those not satisfied feel this way as maintenance is not carried out, or they have issues with damp and mould.
- The majority of tenants are satisfied that their landlord provides a home that is safe (83%), whilst 8% are dissatisfied. Those satisfied report no issues in their property, whilst those who are not satisfied raise concerns over anti-social behaviour.
Your landlord
- Over three quarters of tenants are satisfied that their landlord listens to their views and acts upon them (78%), whilst 13% are dissatisfied. Reasons for feeling both satisfied and not satisfied relate to generally feeling listened to, and how proactive or responsive tenants find their landlord.
- The majority of respondents feel satisfied that their landlord keeps them informed about things that matter to them (82%), whilst 7% are dissatisfied. Those who are satisfied appreciate informational magazines, letters and posters, whilst those who are not satisfied feel they do not hear from their landlord frequently.
- The vast majority of tenants agree that their landlord treats them fairly and with respect (88%), whilst just 4% disagree. Those satisfied report always finding their landlord to be friendly/ polite, whilst those not satisfied do not feel listened to.
Complaints
- Only around a fifth of respondents have made a complaint to their landlord in the last 12 months (21%)
- Of those who have made a complaint, 43% are satisfied with their landlord’s approach to complaint handling 42% are dissatisfied. Tenants like that their landlord feels approachable, whilst those not satisfied report that their issues have not been resolved.
Communal areas
- Two thirds of tenants have communal areas that their landlord is responsible for maintaining.
- Of those who do, 72% feel satisfied that their landlord keeps communal areas clean and well maintained, and 16% feel dissatisfied.
- Satisfaction largely comes from cleaning and maintenance being regular and reliable, whilst those not satisfied feel that cleaning could be more frequent or thorough or have issues with other tenants creating mess.
Your neighbourhood
- Most tenants are satisfied that their landlord makes a positive contribution to their neighbourhood (70%), whilst 5% are dissatisfied. Those satisfied appreciate the outdoor areas being kept clean and maintained, whilst those not satisfied are not sure what contribution their landlord makes, or do not think their neighbourhood is clean or maintained.
- A majority of tenants feel satisfied with their landlord’s approach to handling anti-social behaviour (60%), however around a fifth are dissatisfied (21%). Those satisfied largely report not experiencing anti-social behaviour, whilst those not satisfied report lots of instances of anti-social behaviour, and do not feel the issues are taken seriously or proactively resolved.

- They most commonly express that they are happy as things are or suggest improvements to maintenance and repairs (e.g. completed properly, timely), and ask for help with issues with neighbours (e.g. around anti-social behaviour).
